A significant proportion of Bangkok property buyers are based overseas — in Singapore, Hong Kong, Europe, Australia, the UK, and beyond. Can I Buy Without Visiting Thailand?

Yes. Many buyers complete the entire purchase process remotely, from unit selection through to title transfer. Developers are accustomed to working with overseas buyers and have processes in place to accommodate remote transactions. Transferring Funds from Abroad

As covered in our foreigners ownership guide, all purchase funds must be transferred from abroad in a foreign currency (USD, GBP, SGD, EUR, HKD, AUD, etc.) and converted to Thai Baht in Thailand. Your Thai bank will issue a Foreign Exchange Transaction (FET) certificate for each transfer, which is required to register foreign ownership at the Land Department.

Key points to note when transferring:

  • Transfer the exact amount corresponding to each payment milestone
  • Use the correct reference — typically your name and the property project name
  • Retain all transfer documentation and FET certificates throughout the process
  • Do not transfer in Thai Baht — only foreign currency qualifies for the FET certificate

Opening a Thai Bank Account

It is advisable to open a Thai bank account to facilitate fund management in Thailand. Major banks such as Bangkok Bank, Kasikorn Bank, and SCB offer accounts for non-residents, though requirements vary. Power of Attorney

If you cannot be present at the Land Department on the day of transfer, you can appoint a trusted representative via a Power of Attorney (POA). The POA must be properly executed — either at a Thai embassy or consulate in your country, or in Thailand before a notary. Legal Representation

While not mandatory, engaging a Thai property lawyer is strongly recommended for overseas buyers. A lawyer can review the SPA, conduct due diligence on the title, represent you at the Land Department, and ensure all documentation is in order. Legal fees for a standard condominium purchase typically range from ฿15,000 to ฿50,000.

Currency Exchange

Exchange rates can meaningfully impact the total cost of your purchase. Consider using a specialist FX provider (such as Wise, OFX, or a private banking service) to optimise your exchange rate compared to standard bank retail rates. Even a 0.5% improvement on a ฿5,000,000 purchase saves ฿25,000.
