The only restriction is that foreign ownership across an entire building is capped at 49% of total unit area — the remaining 51% must be held by Thai nationals. Thai condominium law (Condominium Act B.E. 2522) allows up to 49% of the total floor area of any condominium building to be owned by foreigners on a freehold basis.
