A typical schedule looks like this: a reservation deposit (฿50,000–฿200,000) to secure the unit, followed by a signing deposit of 10–15% within 30 days, then progress payments of 5–10% tied to construction milestones, and finally the balance (typically 70–80%) paid at transfer. Foreign buyers must transfer funds from overseas in a foreign currency and convert to Thai Baht upon arrival in Thailand. The receiving Thai bank issues a Foreign Exchange Transaction (FET) form — also known as a Thor.Tor.3 form — for amounts over USD 50,000. This document is essential: it proves the funds originated abroad and is required by the Land Department to register foreign freehold ownership.
