Individual buildings can sit well outside these ranges. You can see every project we currently sell on our new condos for sale in Bangkok page.

1. Thonglor: best for luxury and lifestyle

Thonglor is one of Bangkok's most sought-after addresses. It runs along Thonglor Road (Sukhumvit Soi 55), which is lined with restaurants, bars and cafes, and the community is affluent, both Thai and international. That demand is what keeps prices high.

Price range: ฿220,000–350,000+ per sqm
Rental yield: around 4–6% gross (Bangkok-wide; varies by unit)
Best for: luxury buyers and high-net-worth investors
BTS: Thong Lo (E6)

Developments we currently list in Thonglor include SCOPE Thonglor, Noble Form Thonglor and Hyde Heritage Thonglor. Weighing it up against its neighbour? Read our Thonglor vs Ekkamai comparison.

2. Ekkamai: best for young professionals

Ekkamai (also spelled Ekamai) sits just east of Thonglor. It shares a lot of Thonglor's character but feels more relaxed, with independent cafes, galleries and smaller condo buildings. It is usually cheaper: PropertySights' October 2026 median asking prices were about ฿173,000 per sqm in Ekkamai against about ฿195,000 in Thonglor (PropertySights).

Price range: ฿150,000–250,000 per sqm
Rental yield: around 4–6% gross (Bangkok-wide; varies by unit)
Best for: young professionals, remote workers, value buyers
BTS: Ekkamai (E7)

Developments we currently list in Ekkamai include Reference Ekkamai and Rhythm Ekkamai Estate.

3. Phrom Phong (Sukhumvit 33–39): best for expat families

Phrom Phong is one of Bangkok's longest-established expat areas, built around the Emporium and EmQuartier malls. It is popular with families and with Japanese residents, and it has a steady supply of tenants. Prices are high, but so is rental demand.

Price range: ฿180,000–300,000 per sqm
Rental yield: around 4–6% gross (Bangkok-wide; varies by unit)
Best for: expat families and corporate tenants
BTS: Phrom Phong (E5)

Developments we currently list around Phrom Phong and Sukhumvit 39 include Noble Emmerse Phrom Phong, Quintara Phume Sukhumvit 39, Noble State 39 and Scope Promsri.

4. Asok: best for transport links

Asok is where the BTS Sukhumvit line meets the MRT Blue Line, so it is one of the easiest places in Bangkok to get around from. It is also a busy business area, with Terminal 21 and several office towers, and condos here rent to a mix of Thai professionals and expats.

Price range: ฿130,000–250,000+ per sqm
Rental yield: around 4–6% gross (Bangkok-wide; varies by unit)
Best for: buyers who want transport links and rental demand
BTS/MRT: Asok (E4) / Sukhumvit interchange

Developments we currently list in and around Asok include Still Sukhumvit 20 and Life Asoke - Rama 4.

5. Ari: best for boutique living

Ari is a leafy, lower-rise neighbourhood known for its small cafes and local feel. BTS Ari gets you into the centre quickly, and new projects here tend to be smaller in scale.

Price range: about ฿149,000–196,000 per sqm for new launches (average starting prices of the four Ari projects on sale, TerraBKK, Oct 2026)
Rental yield: around 4–6% gross (Bangkok-wide; varies by unit)
Best for: lifestyle buyers and mid-budget investors
BTS: Ari (N5)

Developments we currently list in Ari include Noble Around Ari, NUE Evo Ari and VIA Ari by Sansiri, a 114-unit, pet-friendly condo about 100 m from BTS Ari.

6. Rama 9: best for a lower entry price

Rama 9 has grown into a newer business district, with office towers and malls around MRT Phra Ram 9. Prices are still below prime Sukhumvit, which is why it appeals to buyers with a smaller budget and a long time horizon.

Price range: ฿100,000–160,000 per sqm
Rental yield: around 4–6% gross (Bangkok-wide; varies by unit)
Best for: long-term holders and first-time investors
MRT: Phra Ram 9 (Blue Line)

Developments we currently list in the Rama 9 area include NUE Epic Asok - Rama 9 (about 420 m from MRT Phra Ram 9), Cobe Ratchada - Rama 9 (about 1.3 km from MRT Thailand Cultural Centre) and Vay Rama 9.

7. Silom and Sathorn: best for corporate tenants

Bangkok's traditional business district draws embassy staff, executives and people working in finance. Many rent on company leases, which tends to make income steadier. BTS Sala Daeng and MRT Silom serve the area, and Lumphini Park is close by.

Price range: ฿180,000–300,000 per sqm
Rental yield: around 4–6% gross (Bangkok-wide; varies by unit)
Best for: corporate rental income
BTS/MRT: Sala Daeng / Silom

On the Sathorn side, developments we currently list include WIDEN by Sansiri and The Monument Sathon by Sansiri, a pet-friendly condo on Soi Sathorn 10 about 80 m from BTS Saint Louis. Across the river near Wongwian Yai, we also list Reference Sathorn Wongwianyai.

What is the best area in Bangkok for foreign condo buyers?

There is no single best area. Thonglor and Phrom Phong suit buyers who want a prime address, Asok suits buyers who want transport links, and Rama 9 and Ari suit smaller budgets. Foreigners can buy freehold in any of them, as long as the building still has foreign quota available.

Which Bangkok area is cheapest for a new condo?

Of the seven areas in this guide, Rama 9 has the lowest indicative range, at about ฿100,000–160,000 per sqm. Asok starts from about ฿130,000 per sqm, and new launches in Ari average about ฿149,000–196,000 per sqm (TerraBKK, Oct 2026). Areas further out cost less again, but rental demand from foreign tenants is usually thinner there.

Where do expats buy condos in Bangkok?

Most expat buyers look along Sukhumvit, especially Phrom Phong, Thonglor, Ekkamai and Asok, plus Silom and Sathorn for people who work in the business district. Ari is a popular choice with people who want a quieter, local feel.

What rental yield can I expect from a Bangkok condo?

Gross yields are typically around 4–6% a year across Bangkok. PropertySights' October 2026 listings show a median advertised gross yield of 4.4% (PropertySights; Global Property Guide). These figures are before fees, vacancy and tax, and they are not guaranteed. Global Property Guide's figures for Huai Khwang district (which includes Rama 9) are a little higher than for Watthana, where Thonglor and Ekkamai sit.

Choosing the right area for you
